Traditional Building in Majorca       Navi   Navi
In order to fully understand the importance of the project, a look at conventional, traditional means of building in Majorca needs to take place. A concrete foundation is generally laid directly onto the soil. Supporting columns are then erected on top, and then the first ceiling is completely concreted. At this point more columns are pulled up and the next ceiling is concreted. This process is called ‘Frame construction’. The walls are constructed with breeze-blocks, then the entirety is plastered with cement. Occasionally the external façade is covered in cladding. Insulation is a rarity.

Whilst this method of building is stable, it contains serious drawbacks:
  • The foundation is not insulated, hence damp can form
  • Depending on the construction, but also through thermal stress, cracks and splitting can arise, through which damp can creep
  • Thermal bridges lead to condensation on the interior walls, this leads to a build up of mildew, mouldy smells and a general poor living condition.
  • Noise travels throughout the house
  • The steep rise in energy is due to the lack of insulation, affecting heating in the winter and cooling in the summer
  • Cold internal walls provide drafts and an unpleasant atmosphere
  • Costs are merely relocated elsewhere: building costs are minimized and selling price is maximized. Notably in flats, enormous energy-consuming heating and cooling systems are installed at a later date at the expense of the purchaser to compensate for poor build quality.
  • The upkeep of  such poor building is expensive and laborious, and after a few years external walls look shabby and uncared for.
  • In a nutshell, poor build quality leads to a quick devaluation in the property.
